When stuff breaks, sometimes it’s time for an upgrade, and sometimes it’s better to just replace the broken part.  We did the part.  Purchased it, installed it in about 20 minutes and we are back in business.  If you are like us and your bathroom fan quits working, try this before heading to the roof and doing a full replacement.
